In order to better guide you as a Seller or your realtor as the Seller Realtor, we have come up with a checklist to better guide you along this closing process. Please find below the Seller side Closing Checklist.

Review key dates and set reminders: Effective Date, Escrow Deposit(s), Inspections, Contract Closing Date, Expected Closing Date.

Introduce all parties for communication purposes and help establish trust among Realtors, Title Company, Buyer, Representatives, Lender, and any other parties involved.

Assist the inspection process from a coordination point of view, assist your client with any negotiations made by the buyer side.

Confirm that buyers have applied to the association with contract timeframes.

Coordinate with the title company a review of any issues on title commitment, lien search, survey, and estoppels.

Confirm the Association approval is provided in the name of the new title holder. To avoid delays at closing.

Confirm Buyer’s wire transfer for Cash to Close is sent.

Coordinate walk-through within 24 hours of closing; coordinate the exchange of keys and access cards with the Selling Agent.

Review the final Settlement Statement with the Seller at or before Closing. Ensure prorations, expenses, and proceeds are understood and documented.

Help set client’s expectations of Closing Process: signatures, moving logistics, final funding.

Receive confirmation that the Seller’s Proceeds have been sent.

Confirmation of reception of the Seller’s Proceeds.
