“Wire fraud continues to affect the real estate industry, now with direct attacks on homebuyers. Using spoofed email addresses and phone numbers, cybercriminals ask the homebuyer to send deposit money or closing funds to a different bank account. If you receive a phone call, text message or email stating that the transfer instructions have changed, STOP. Immediately contact someone using a trusted phone number (not the number on the message or caller ID) and verify those instructions before transferring funds. Many criminals use a sense of urgency to trick victims into believing that funds must be sent immediately. We kindly request that before sending any wires to FOLIO Title LLC, you always verbally confirm those wire instructions with our office by calling 786-888-6640.

Please note that the Escrow Agent who is holding the initial Escrow / Earnest Money Deposit on your contract may be different from FOLIO Title LLC. In this case, you will need to contact the Escrow Agent to verify their wire information.

However, please note that the final cash-to-close must be in the form of a wire transfer to FOLIO Title LLC. Please find our Wire Instructions attached and always verbally confirm those wire instructions with our office by calling 786-888-6640.

Failure To Follow These instructions shall Result In Substantial Delays In The Acrediting Of Funds To Your Transaction, Or The Return Of Funds to you.

1. **VERY IMPORTANT*** WE ONLY ACCEPT WIRE TRANSFERS; DO NOT SEND FUNDS VIA ACH; ALWAYS USE SAME-DAY WIRES. Do not deposit cash or checks directly into the account (even if you bank with Citibank);

2. PLEASE CALL OUR OFFICE TO VERIFY WIRE TRANSFER INSTRUCTIONS;

3. All wire transfers shall properly reference the client name and property address, if applicable;

4. Upon completion of the wire, please email us a copy of the wire confirmation to your Transaction Coordinator, or call our office.

5. As soon as the wire is credited to our account, we will let you know. You should receive an Escrow Letter confirming your deposit within 24 business hours.
