REMOTE ONLINE NOTARIZATION (RON) & VIRTUAL E-CLOSINGS
In Florida, the transfer of real property requires the proper execution of conveyance documents, sometimes referred to as “Seller Docs,” which includes the witnessessing and notarization of documents by civil law notaries. Many times, owners cannot be physically present for the Closing, whether because they are traveling through the United States or are abroad.
In 2020, a law in the State of Florida went into effect allowing persons to sign documents and have them notarized online in a process known as Remote Online Notarization (RON) through the use of online platforms such as NotaryCam and Pavasso. FOLIO was a pioneer in the use of RON. RON regulations, however, can be complex, given that they not only must fulfill state guidelines, but also the guidelines issued by title insurance underwriters and lenders.
